What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, hallways, and pantries. They may draw a rough sketch of the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Disputing real estate taxes

Property tax records often reflect inaccurate square footage because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more space than you have! Unless a certified appraiser has completed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting your property up for sale

A floorplan service will secure a fair price for your house. Living space is one of the biggest factors potential buyers examine when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that correctly reflects market value, we advise asking for a home measurement of the property. Clients, and potential buyers, will be grateful for your attention to detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for attracting potential buyers since they can review the layout and attributes of the home before and after a walkthrough.
